Champion Modular Construction Brings Life Back to Once-Popular Detroit Neighborhood

Star Development, once again, chose to partner with Champion for Phase Two of the Penrose Redevelopment. The modular building process makes this project financially viable as the path to complete revitalization continues for this historic Detroit neighborhood. The 14 single-family homes and 12 duplexes are energy-efficient and include appliances, vinyl double-hung windows and Energy Star® lighting. The single-family homes range from 1,400 to 1,500 square feet, with two or three bedrooms. All the homes include basements and garages, and emulate the neighborhood’s original turn-of-the-century design.

CHALLENGE
Quickly and cost-effectively redevelop and reinvigorate an aging urban community while maintaining the architectural style of the neighborhood.


SOLUTION
  • Working with the developer’s architect ensured the new homes resembled the neighborhood’s existing turn-of-the-century style.
  • Once the modules were completed at the Topeka, Indiana manufacturing facility, one of Champion’s 30 North American factory locations, they were shipped to the home’s final location for installation and finish work. From delivery to completion, this process followed a 60-day timeline which allowed families to move in much sooner than site built construction, thus giving the developer an opportunity to not only collect rent quicker, but move on to other building projects.
